Full description We program and configure across Tridium Niagara N4, Johnson Controls FX / CCT / SMP / SCT and Metasys, Distech EC-Net and GFX, Honeywell, Automated Logic WebCTRL, and Alerton — air handlers, terminal units, central plants, and specialty systems. Scope covers application logic, point and database configuration, trend and history setup, alarm classes and notification routing, scheduling, and graphics development from equipment-level detail through portfolio dashboards built for operators rather than for screenshots. We work as a subcontracted programming resource for mechanical contractors and integrators as readily as we work direct for owners.

Full description Integration is where most controls projects quietly fail. We handle BACnet IP and MS/TP, Modbus RTU and TCP, LonWorks, and OEM interfaces across chillers, boilers, VFDs, meters, generators, lighting, UPS and power monitoring, refrigeration, and vertical transport. The work includes trunk design and load calculation, MAC and instance addressing schemes, baud and token-passing tuning, gateway configuration and point mapping, object exposure and priority-array discipline, and the field diagnostics that resolve intermittent failures — reflections, grounding and shield faults, duplicate addressing, and devices that flood a trunk. We also unify multiple disparate systems under a single normalized front end without replacing field controls that still work.

Full description We design, deploy, and commission the supervisory layer: controller and server sizing, station architecture and hierarchy, IT coordination, TLS and certificate configuration, user roles and authentication, backup and recovery, and licensing strategy. Migrations off legacy or unsupported front ends run as phased cutovers with the existing system live — points re-mapped, histories preserved where the platform allows, graphics rebuilt to a defined standard, and no interruption to an occupied building. Where the platform decision is still open, we’ll give you the tradeoffs straight, including the ones the manufacturer’s rep has no incentive to raise.

We deploy and configure enterprise supervisory architecture: multi-station hierarchies, cloud or on-premise aggregation, normalized tagging so data from different vendors is genuinely comparable, cross-portfolio alarm routing and escalation, role-based access for regional and corporate teams, and secure remote connectivity coordinated with your IT organization. We design for a defensible security posture — network segmentation, hardened remote access, patch and backup discipline, and documentation your IT and compliance groups will accept rather than argue with.

II. Operate & Optimize

Scheduled maintenance for the control system itself — the asset almost no PM program actually covers.

Full description Mechanical PM programs maintain equipment and ignore the system controlling it. We build and execute controls-specific preventive maintenance: station and controller backup verification, license and firmware currency, sensor calibration on a defined rotation, actuator and valve stroke verification, override and setpoint audit against the approved register, alarm register review and nuisance-alarm reduction, trend and history health, database and network integrity checks, user access review, and documentation currency. Programs are scoped by building criticality, delivered on a fixed schedule, and closed out with a written report each cycle.

Customer benefit: The system stays in the condition you paid to commission it into, instead of decaying between crises.

Full description Analytics platforms generate faults; they don’t fix buildings. We deploy and configure FDD and analytics — data normalization and tagging, rule development tuned to your real sequences, threshold and deadband settings that suppress noise instead of generating it, and integration with the supervisory layer — then provide the interpretation layer that makes it worth owning: periodic review of what the rules found, triage by energy and comfort impact, and the corrective programming that closes it. This runs as a standalone service or as continuous commissioning that keeps retro-commissioning results from eroding.

Full description We establish baselines, model expected performance, and verify results using IPMVP-consistent methodology — trend-based measurement where the BAS supplies the data, submetering where it doesn’t. The work supports utility incentive applications, ESPC and UESC performance reporting, agency energy mandates, and internal capital justification. We also do the analysis before the project rather than after: identifying which control-side measures actually produce savings against your building’s load profile and climate, so the measure list is built on evidence instead of a vendor’s standard bundle.

Full description Some failures are straightforward and some have been open for two years. We take the second kind: intermittent communication loss, nuisance alarms nobody can source, loops that hunt, buildings that won’t hold setpoint for reasons no one can explain, integration points quietly reporting stale data. Work is remote-first where connectivity allows and on-site where it doesn’t, available per-incident or under scheduled and on-call agreement. Full description Vendor training teaches a product; it doesn’t teach your building. We deliver role-based training on the actual installed system: what each sequence does and why, how to read and use graphics and trends, how to schedule and set back correctly, how to interpret alarms and what to do about them, when an override is appropriate and how to guarantee it comes back off, and when to escalate. Delivered on site, remotely, or as recorded modules, with written quick-reference material specific to your facility rather than to a manufacturer’s catalog.

III. Verify

Controls-side commissioning execution for new construction and major retrofit — scripts, testing, and issues driven to closure.

Full description We supply the controls depth commissioning agents and construction teams routinely lack. Scope includes pre-functional checklists, point-to-point verification, sensor calibration and actuator stroke verification, functional performance test script development and execution against the sequence, failure-mode and safety testing, integrated systems testing, seasonal and deferred testing, and issues log management driven to actual correction rather than to a spreadsheet marked closed. We serve as the commissioning agent’s controls specialist, the contractor’s checkout resource, or the owner’s independent verification arm.

Full description Buildings degrade. Points get overridden during a call-back and never restored, sensors drift, a schedule gets widened for one complaint, a reset gets disabled to chase a hot call, valves leak by, economizers stop modulating. Retro-commissioning is systematic recovery: trend collection and analysis, override and out-of-service audit, sensor and actuator verification, sequence-versus-actual comparison, and a prioritized findings register that separates no-cost programming corrections from genuine capital repair. We implement the corrections rather than handing you a report — reprogramming resets and staging, restoring economizer and changeover logic, retuning loops, rebuilding scheduling and setback — and document findings, corrections, and measured results in the format federal agencies and utility programs require.

IV. Assess and Plan

We inventory the installed base end to end — supervisory devices, field controllers, network topology, protocol boundaries, firmware and license posture, point counts, and the graphics and scheduling layer sitting on top of it. Then we test the assumption that any of it works: we pull trends, audit overrides and out-of-service points, verify that field sequences match the sequences on paper, and identify orphaned controllers, dead trunks, and points that were commissioned once and never looked at again. The deliverable is a scored assessment with prioritized findings, cost-ranged remedies, and an honest read on which subsystems are worth keeping and which are past saving. Because we don’t carry a line card, the finding isn’t predetermined by what we’d like to sell you next.

Full description Most portfolios can’t absorb a single-year controls replacement, and most don’t need one. We build a multi-year roadmap that sequences work by risk and payback: which controllers are end-of-life or unsupported, which trunks are load-limited, where the supervisory layer can be modernized independently of the field layer, and where an open front end lets functioning field devices serve another decade. We also define the standards that govern everything after — naming and tagging schema, graphics standards, alarm philosophy, cybersecurity posture, and the integration language that goes into every future specification — so each project adds to one coherent system instead of creating another island.

Full description Controls is the scope owners are least equipped to police and the one where the gap between the specification and the delivered system is widest. We review controls submittals, valve and damper schedules, point lists, network riser diagrams, and programming against the contract documents; attend design and coordination meetings; witness startup and functional testing; and hold the punch list until it’s genuinely closed. On competitive bids we evaluate proposals technically rather than on price alone — surfacing excluded scope, undersized trunk design, proprietary lock-in, and license and tool costs that don’t appear until year three.

V. Specify and Document

Sequences written to be executed, tested, and maintained — not copied forward from the last project.

The sequence of operations is the single document that determines whether a building runs well, and most are inherited boilerplate nobody has reconciled against the installed equipment. We develop sequences from the actual mechanical design and equipment submittals: economizer and changeover logic, static pressure and supply air temperature reset, valve and damper failure positions, occupancy and optimum start, staging and rotation, safeties and interlocks, alarm thresholds and delays — written in language a programmer can implement and a commissioning agent can test line by line. On existing buildings we work the other direction, reverse-engineering what the system is actually doing and documenting the delta from what it was supposed to do.

We prepare and edit controls specification sections, point schedules, network architecture requirements, and integration language for design teams and owners — including open-protocol mandates, license and tool-access terms, source code and database ownership, network segmentation and cybersecurity requirements, and the commissioning obligations that make a specification enforceable. We work as design-assist in support of the engineer of record rather than as the engineer of record. On the delivery side, we produce controls submittals, shop drawings, and point-to-point documentation for contractors without the in-house capacity to generate them.

Full description Turnover documentation is routinely the last thing produced and the first thing to fail. We assemble the complete record set: field-verified as-built riser and wiring diagrams, controller and device schedules with addressing and MAC assignments, point databases with tagging applied, final sequences reflecting every change made during commissioning, alarm and setpoint registers, backup images of every station and controller, and a written record of license keys, credentials, and the tools required to touch the system. We also reconstruct legacy documentation for buildings where the original package was never delivered or no longer resembles reality.
